What you need to get your real estate license in Nevada
Salesperson:
- Must be 18 years or older.
- Complete the application form 549.
- Provide one fingerprint card and a cashier’s check or money order made payable to the “Department of Public Safety” or a verification form issued by an approved Fingerprint Vendor (Form 619). Fingerprints expire after two (2) months.
- Pass the exam (National and state portions) up to 12 months before the application.
- Proof of pre-licensing education by certified transcripts or certificates.
- A minimum of 120 hours of pre-licensing education, which includes the following components:
- Real Estate Principles: Forty-five hours (equivalent to three college credits).
- Real Estate Law: Forty-five hours (also equivalent to three college credits), which must include 18 hours specifically covering Nevada law.
- Contracts in Real Estate Transactions: Fifteen hours (equivalent to one college credit).
- Agency: Fifteen hours (equivalent to one college credit), which includes 3 hours focused on the foundational relationship between brokers and agents. – 3 hours dedicated to risk mitigation.
Broker:
- Must be 18 years or older.
- Complete the application form 549.
- One (1) fingerprint card along with a cashier’s check or money order payable to the “Department of Public Safety,” or alternatively, provide a verification form (Form 619) issued by an authorized Fingerprint Vendor. Fingerprints expire after two (2) months.
- Pass the exam (National and state portions) within the last 12 months.
- Credit report completed within 30 days of application.
- Provide evidence of at least 2 years of full-time active experience within the past 4 years using Form 509.
- Review the Broker checklist (Form 508).
- Submit proof of pre-licensing education through certified transcripts or certificates.
- A total of 64 semester credits must be completed, broken down as follows:
- Forty-five hours or three credits in Real Estate Principles or verified experience as a licensee.
- Forty-five hours or three credits in Real Estate Law or comparable licensed experience, including 18 hours of Nevada law through an approved Nevada institution.
- Forty-five hours or three credits in a Real Estate Appraisal course or relevant licensed experience.
- Forty-five hours or three credits in Broker Management, specific to Nevada.
- Fifteen credits in areas such as real estate, business, or economics, or corresponding licensed experience.
- Fifthing hours or 1 college credit in contracts in real estate transactions to the extent allowed in the capacity of the licensee.
- 15 hours or 1 college credit in agency which must include 3 hours of foundation of relationship between broker and agents and 3 hours of risk reduction.
- Thirty-five college-level units from any accredited college or university.
- A total of 64 semester credits must be completed, broken down as follows:
- You may combine both verified experience and educational transcripts to fulfill the required 64-semester credits. If your experience cannot be verified, college credits are mandatory.
- Nevada grants 16 college credits for every two years of licensed real estate experience, except for the mandatory 45-hour Broker Management and the 18-hour Nevada Real Estate Law courses. The credit breakdown for experience is as follows:
- 8 years = 64 credits.
- 6 years = 48 credits.
- 4 years = 32 credits.
- 2 years = 16 credits.
- To qualify, you must demonstrate that your experience was full-time and your license remains active. Provide the following documentation:
- An original certified history of licensure, which is valid for 90 days.
- Form 509, documenting experience as a salesperson or broker/salesperson.
- Verification that your experience occurred within the last 10 years.
- Your employing broker during the relevant timeframe must confirm your experience.

What is the passing score for the Nevada real estate license exam?
For salespersons:
The exam comprises 120 total questions. The national portion consists of 80 questions, and the state-law portion consists of 40 questions.
For broker:
The exam comprises 130 total questions. The national portion consists of 80 questions, and the state-law portion consists of 50 questions.
Exams have multiple versions, called forms; all created using standardized content outlines. A statistical process called equating is applied to maintain fairness across all candidates. This process ensures that the difficulty level remains consistent regardless of the specific exam form a candidate receives.
The examination score is reported as a percent score on a scale of 0%-100%. It represents the percentage of questions answered correctly. You must score 75% of the questions correctly to pass.
Upon completing your examination, you will receive an official results report.
What is the time limit for the Nevada real estate exam?
For both the salesperson and broker exams, the time limit is 240 minutes. You have 150 minutes for the national portion and 90 minutes for the state-law portion.
What to bring for the state of Nevada real estate license exam?
- Two (2) forms of current signature identification. The name on the identification and the name on the registration must exactly match. The primary identification must be government-issued and photo-bearing with a signature (Driver’s license, passport, green card, U.S. social security card, debit or credit card with signature), and the secondary identification must contain a valid signature. Identification must be in English.
