What you need to get a real estate license in Florida

Sales associate:

  • Be at least 18 years old.
  • Have a Social Security number.
  • High school diploma or equivalent.
  • Submit an application and electronic fingerprints.
  • Pass the Florida Real Estate Sales Associate Exam (minimum score: 75).
  • Complete a 63-hour pre-licensing education course approved by the Florida Real Estate Commission.
  • Activate your license with DBPR RE 11 form.
  • Finish a 45-hour post-licensing course within your initial license period.

Broker:

  • Complete the application and submit electronic fingerprints.
  • Provide your Social Security number.
  • Pass the Florida Real Estate Broker Exam (minimum score: 75).
  • Finish a 72-hour pre-licensing course for brokers.
  • Submit the DBPR RE 13 form to activate your license.
  • Complete a 60-hour post-licensing course before your initial license expires.

What is the passing score for the Florida real estate license exam?

For both the sales associate and broker exams, you need at least 75 points out of 100 multiple-choice questions to pass.

What is the time limit for the Florida real estate exam?

For both the sales associate and broker exams, you have 3.5 hours.

What to bring for the state of Florida real estate license exam?

For the exam, make sure to bring two forms of ID. One must be government-issued, include your picture, and have an address that matches the one on your application. Acceptable IDs include a driver’s license, passport, or military ID—student IDs or credit cards with photos won’t be accepted.

You’ll also need the Florida Division of Real Estate Authorization Notice (if received), and a copy of your Certificate of Pre-licensing Education Completion, Florida Bar Card, or a Letter of Equivalency from the Division of Real Estate. If you mailed the original to the  Division of Real Estate or the Department of Business and Professional Regulation with your authorization application, bring a photocopy. 

A basic calculator is allowed, and if English isn’t your first language, you can bring a paper word-for-word dictionary (no definitions). All dictionaries will be checked and approved upon arrival.

The exam is taken on a computer and consists of multiple-choice questions.
