What you need to get your real estate license in Kansas

Salesperson:

  •  Be at least 18 years old.
  • Possess a high school diploma or equivalent.
  • Complete 60 hours of salesperson pre-license education courses approved by the Commission.
  • Meet all application procedures outlined by the Commission.
  • Pass the real estate salesperson license exam before your course certificate expires.
  • Affiliate with a licensed Kansas Real Estate Broker. The application must include the signature of a supervising or branch broker who certifies your honesty, trustworthiness, and good reputation while disclosing any pending charges, convictions, diversions, or suspended sentences. Note that an initial license cannot be issued as inactive.
  • Exam Fee: $82 for first-time applicants and $75 for applicants retaking the exam.
  • Fingerprinting fee: $16.

Broker:

  • Be at least 18 years old.
  • Possess a high school diploma or equivalent.
  • Hold a salesperson license in Kansas or a salesperson/broker license in another state.
  • Be actively engaged in licensed real estate activities for at least two of the past three years, with such activities performed for compensation and on behalf of a client or customer.
  • The Commission staff can approve broker applications under delegated authority if the following criteria are met:
    • Licensed for three or more years with a minimum of 30 transaction points.
    • Licensed for two or more years with at least 40 transaction points.
    • Licensed for two or more years with 20 to 39 transaction points.
  • Complete 60 hours of broker pre-license education courses approved by the Commission.
  • Meet all application procedures outlined by the Commission.
  • Pass the real estate broker license exam before the course certificate expires.
  • Provide company information on the application.
    • If establishing a new office, complete and submit the Open Company or Branch Office Form (REC-430) along with a $100.00 fee.
    • If working as an associate broker at an existing office, ensure the application is signed by the supervising or branch broker, certifying your honesty, trustworthiness, and good reputation while disclosing any pending charges, convictions, diversions, or suspended sentences.
  • Note that an original license cannot be issued on inactive status.
  • Attach the experience pages, transaction log, Full Detail MLS reports, and any additional documentation specified in the Experience Requirements.
  • Exam Fee: $82 for first-time applicants and $75 for applicants retaking the exam.
  • Fingerprinting fee: $16.

What is the passing score for the Kansas real estate license exam?

For both the broker and salesperson exams, the national section contains 80 scored questions.

For the salesperson exam, the state-specific section includes 30 questions, and for the broker exam, the state-specific section includes 40 questions.

Each licensing exam has multiple forms (versions), and the difficulty may vary slightly due to the different questions on each form. To ensure fairness, a statistical method called equating is used to adjust for any variations in difficulty. The scaled score provided does not represent the number or percentage of questions answered correctly. The passing score is 70; any score below 70 indicates how close the candidate was to passing rather than the exact number or percentage of correct answers.

You will receive a score report indicating either “pass” or “fail.” If you pass, you will be provided with instructions on how to apply for a license.

If you do not pass, you will receive a numeric score, diagnostic feedback, and retake instructions. Note that reservations cannot be made directly at the test center.

What is the time limit for the Kansas real estate exam?

For the salesperson and broker exams, candidates will have a total of 4 hours to complete the exam: 2.5 hours for the national portion and 1.5 hours for the state portion.

What to bring for the state of Kansas real estate license exam?

Two forms of identification

  • Certificate of Completion (not applicable to requirements met in other state candidates).
    • Principles of Real Estate Course (Salesperson candidates).
    • Kansas Real Estate Fundamentals Course (Broker candidates).

You must bring acceptable identification to the test center on exam day, as outlined under the Acceptable Forms of Candidate Identification.

The exam, which is multiple-choice, is taken on a computer.

The national portion of the salesperson and broker real estate exams contains the following topics:

  • Real property characteristics, definitions, ownership, restrictions, and transfer.
  • Forms of ownership, transfer, and recording of title.
  • Property value and appraisal.
  • Real estate contracts and agency.
  • Real estate practice.
  • Property disclosures and environmental issues.
  • Financing and settlement.
  • Real estate math calculations.

The state portion of the salesperson and broker real estate exams contains the following topics:

  • Duties and powers of the Kansas Real Estate Commission.
