What you need to get a real estate license in New York
Salesperson:
- Be at least 18 years old.
- Provide a completed application and the required fee to the Department of State.
- 77 hours of approved qualifying education.
- Pass the NYS Real Estate Salesperson examination.
- Sponsorship from an NYS licensed Real Estate Broker.
- A valid New York State photo driver’s license or non-driver ID card that has not expired.
Broker:
- Be 20 years old.
- A valid New York State photo driver’s license or non-driver ID card that has not expired.
- Two years experience as a salesperson, three years in general real estate, or a combination of both.
- Fulfill the minimum point requirements for your experience type, such as buying and selling personal property or managing property for your employer.
- 152 hours of approved qualifying education.
- Pass the exam provided by the Department of State.
- Provide a completed application and the required fee to the Department of State.
- Submit all proposed business names in writing to the Division of Licensing Services for approval before filing the application.
What is the passing score for the New York real estate license exam?
The salesperson exam consists of 75 questions. Seventy percent of the total questions must be answered correctly to pass the exam.
The broker exam consists of 100 questions. Seventy percent of the total questions must be answered correctly to pass the exam.

What is the time limit for the New York real estate exam?
For the salesperson exam, you have 90 minutes.
For the broker exam, you will be allowed 150 minutes.
Note: In both cases, the allotted time begins at the conclusion of the instructions.
What to bring for the state of New York real estate license exam?
- A current, government-issued photo-bearing ID with a signature selected from the following list:
- Driver’s license.
- State issued identification (ex. non-driver ID).
- IDNYC Card (NYC Identification Card).
- Military ID.
- United States Passport.
- Employment Authorization Card (issued by U.S. Citizenship and Immigration Services).
- United States INS issued ID.
- Certificate of US citizenship.
- Foreign Passport.
- Brazilian, Mexican, Honduran, and Ecuadorian Consular ID.
- A printed copy of your ‘Summary of Your Submission’ page, provided after scheduling your exam on eAccessNY.

The exam is a multiple-choice paper-based test.
