What you need to get a real estate license in Texas

Sales associate:

  • Be at least 18 years old
  • Be a Texas resident
  • Satisfy the Texas Real Estate Commission’s standards for honesty, trustworthiness, and integrity. If you are unsure about your eligibility, ask the Commission to determine it by completing the Moral Character Determination form.
  • Complete 180 hours of pre-license education.
  • Submit your application. You can do it online or on paper. Submitting your application on paper will cost you $20 extra.
  • Undergo a background check and fingerprinting as part of the application process.
  • You will receive an inactive sales agent license. Since an active Texas-licensed broker must sponsor you to work, you must find a sponsor and request the change from inactive to active status online.
  • Pass the real estate exam.

Brokers:

  • Be at least 18 years old.
  • Be a Texas resident unless you are currently licensed as a broker in another state or were licensed as a broker or sales agent in Texas within the past two years.
  • Satisfy the Texas Real Estate Commission’s standards for honesty, trustworthiness, and integrity. If you are unsure about your eligibility, ask the Commission to determine it by completing the Moral Character Determination form.
  • Complete 270 hours of pre-license education.
  • You must have been an active, licensed real estate sales agent within the last 60 months and may document your experience on the Qualifying Experience Report for a Broker License form.
  • Submit your application. You can do it online or on paper. Submitting your application on paper will cost you $20 extra.
  • You must undergo a background check and fingerprinting, costing $27 and $37, respectively.
  • Pass the real estate exam.

What is the passing score for the Texas real estate license exam?

To pass the salesperson exam, you must correctly answer 56 questions on the National examination and 21 questions on the State examination. The national/general portion of the real estate exam is made up of 80 scored items and 5 pretest items that are not counted toward the score.  The state law portion of the Texas Sales Agent Real Estate Examination consists of thirty (30) scored items.

For the broker exam, you need to correctly answer 60 questions on the National examination and 38 questions on the State examination. The national/general portion of the real estate exam is made up of 80 scored items and 5 pretest items that are not counted toward the score. The state law portion of the Texas Broker Real Estate Examination consists of 50 scored items and 5-10 pretest items.

When you complete the examination, you will receive a score report marked “pass” or “fail.”

What is the time limit for the Texas real estate exam?

For salespersons and brokers, you’ll have 240 minutes or 4 hours(150 minutes for the national portion and 90 minutes for the state portion) to complete the examination. The examination will end automatically after the examination time has expired, and you will leave the test center with your official scores in hand.

What to bring for the state of Texas real estate license exam?

You are required to present two forms of current identification bearing your signature. The name on these identification documents must match your registration’s name. The primary identification must be government-issued, include a photograph, and have your signature(Government-issued Driver’s License, Passport, Passport card, Military ID, etc.), and the secondary identification must contain a valid signature(U.S. Social Security Card, Debit (ATM) or Credit Card, etc.). Identification must be in English.
