What you need to get your real estate license in Washington
Broker:
- Be 18 years old or older.
- Hold a high school diploma or its equivalent.
- Complete a 60-hour course in Real Estate Fundamentals and a 30-hour course in Real Estate Practices (These courses must be approved and total 90 hours of instruction).
- All educational requirements must be fulfilled within two years before applying for the broker’s examination.
- Successfully pass both the state and national portions of the broker’s exams within 6 months of each other.
- Schedule an appointment with IdentoGo for fingerprinting services and pay the required fees for fingerprinting and background checks (For Washington Residents).
- Follow the instructions under “Fingerprinting and Background Checks” to submit fingerprints outside of Washington (For Out-of-State Applicants).
- Your license will be activated once you accept an online invitation to join a real estate firm.
Managing Broker:
There are 3 ways to qualify for a managing broker license:
- Upgrade your broker license (Accumulate at least three (3) years of full-time experience as a real estate broker. This experience can be in Washington or another jurisdiction with comparable licensing requirements.) (Complete a total of 90 hours of approved real estate education. Coursework must include Brokerage Management, Advanced Real Estate Law, and Business Management courses.)
- Apply under 1 or more of the 6 alternate qualifications (Be 18 years old or older. Hold a high school diploma or its equivalent.) (Complete a total of 90 hours of approved real estate education. Coursework must include Brokerage Management, Advanced Real Estate Law, and Business Management courses.)
- Apply by reciprocity (if you are licensed in another state) (Be 18 years old or older. Hold a high school diploma or its equivalent.)
For all 3 ways you must:
- Successfully pass both the state and national portions of the broker’s exams.

What is the passing score for the Washington real estate license exam?
For brokers:
The state examination contains 30 scored questions, and the national examination is composed of 100 scored questions. To pass each portion of the examination, you must attain a scaled score of 70.
For managing brokers:
The state examination contains 44 scored questions, and the national examination is composed of 90 scored questions. To pass each examination, you must attain a scaled score of 75.
For the National Managing Broker exam, scenario-based test questions are included to contain more than four options and ONLY ONE BEST option shall be selected to answer the question. Some options are appropriate but not the BEST ANSWER.
What is the time limit for the Washington real estate exam?
For the broker exam, the total time allowed for both portions of the examination is 4 hours. 150 minutes for the national portion and 90 for the state portion.
For the managing broker exam, you have 2.5 hours to complete the national portion and 1.5 hours to complete the state portion.
What to bring for the state of Washington real estate license exam?
You must provide 1 form of identification. The identification must match the name you scheduled with. The ID must contain candidate’s signature, photo, be valid and unexpired.
Bring one of the fallowing: State issued driver’s license, State issued identification card, US Government Issued Passport, US Government Issued Military Identification Card (not allowed for remote testing), US Government Issued Alien Registration Card, Foreign Government Issued Passport or Foreign Government Issued ID.
