What you need to get your real estate license in West Virginia

Salesperson:

  • Be at least 18 years of age.
  • Have a high school diploma or equivalent.
  • Proof of completion of 90 hours of pre-license education.
  • Complete and submit the application form.
  • You must go through a background check.
  • If you are not a resident of the United States, you need to fill in and submit an Affidavit of Residency, Irrevocable Consent for Service of Process, and a Surety Bond.
  • Pass the real estate examination.
  • Fees:
    • Examination Fees: $55 per section, $110 total.
    • License Fees: $75.

Broker/Associate Broker:

  • Be at least 18 years of age.
  • Have a high school diploma or equivalent.
  • You must have at least 2 years of active experience as a Salesperson.
  • You must get a Broker’s Affidavit on Salesperson’s Training from the brokers you have worked with.
  • If you are an attorney at law, you can present a “Certificate of Good Standing” from the West Virginia State Bar to get an experience and education waiver.
  • Proof of completion of 90 hours of pre-license education if you are a licensed salesperson in West Virginia; otherwise, you must complete 180 hours of pre-license education.
  • Supply list of closed transactions.
  • Complete and submit the application form for brokers.
  • You must go through a background check.
  • If you are not a resident of the United States, you need to fill in and submit an Affidavit of Residency, Irrevocable Consent for Service of Process, and a Surety Bond.
  • Pass the real estate examination.
  • Maintain an office space in the State of West Virginia.

What is the passing score for the West Virginia real estate license exam?

The salesperson exam consists of 80 national questions and 50 state-specific questions. The passing score is 70%.

The broker exam consists of 80 national questions and 60 state-specific questions. The passing score is 75%.

Each licensing examination has several different versions, which are called forms. Although all examination forms are developed based on the content outlines, the difficulty of each form may vary slightly because different questions appear on each form. To ensure that no candidate is unfairly advantaged or disadvantaged due to the particular form of an examination, a statistical procedure called equating is applied to compensate for differences in form difficulty.

The West Virginia Real Estate Commission and Pearson VUE conduct a comprehensive study of each examination to determine a passing score. The raw score represents a scaled score ranging from 0 to 100. To prevent potential misuse of scores, numeric scores will only be released to individuals who fail a particular examination.

What is the time limit for the West Virginia real estate exam?

For the salesperson exam, you are allowed 2.5 hours for the national portion and 1 hour for the state portion.


For the broker exam, you are allowed 2.5 hours to complete the national portion and 1.5 hours for the state portion.

What to bring for the state of West Virginia real estate license exam?
