What you need to get your real estate license in Washington DC
Salesperson:
- Be at least 18 years old.
- Proof of completion of 60-hour Pre-License Education.
- You must have a high school diploma or equivalent.
- An applicant for a salesperson’s license who has passed the required examination must file an application with the Commission and pay the required fees within six (6) months of passing the examination.
- Complete an online application form.
- Complete and pass the real estate examination.
- Fees:
- Examination Fees: $61.50 (regardless of if you are taking one or both portions).
- License: $130
Broker:
- Be at least 18 years old.
- Proof of completion of 135 hours of Pre-License Education.
- Complete a 3-hour DC Real Estate Commission (DCREC) approved Fair Housing course and a 3-hour DC Real Estate Commission approved 3-hour Property Management course.
- You must have a high school diploma or equivalent.
- Complete an online application form.
- You must bring a Letter of Certification from your original licensing jurisdiction confirming two years of experience as an active salesperson immediately preceding the date of application to the examination site.
- Complete and pass the real estate examination.
- Fees:
- Examination Fees: $61.50 (regardless of if you are taking one or both portions).
- License: $170
What is the passing score for the Washington DC real estate license exam?
The salesperson exam has two portions: general practice and State Law. There are 80 general practice questions and 30 State Law questions. A statistical procedure called equating corrects differences in form and difficulty in determining a score. The passing score for salespersons is 75%.
Anything less than the passing score of 75 tells the candidate how close he/she came to the passing grade, not how many questions were correct or the percentage score.
The broker exam contains 75 general practice questions and 40 State Law questions. Equating is also used for this examination, and the passing score for brokers is 75%.
You will get your score immediately after completing your exam.
What is the time limit for the Washington DC real estate exam?
You are allowed a total of 210 minutes for the salesperson and broker exam.
What to bring for the state of Washington DC real estate license exam?
- Two forms of identification. One must be a valid form of government issued identification (driver’s license, state ID, passport), which bears your signature and has your photograph. In addition, it must be current and unexpired. The second ID must have your signature and preprinted legal name.

What is the format of the exam?
The multiple-choice exam is given on a computer.

The national portion of the salesperson and broker real estate exams contains the following topics:
