What Do You Need to Get a Real Estate License in Nevada?

Salesperson:

  • Must be 18 years or older.
  • Complete the application form 549.
  • Provide one fingerprint card and a cashier’s check or money order made payable to the “Department of Public Safety” or a verification form issued by an approved Fingerprint Vendor (Form 619).
  • Pass the exam( National and state portions).
  • Pre-licensing education by certified transcripts or certificates.
  • A minimum of 120 hours of pre-licensing education, which includes the following components:
    • Real Estate Principles: Forty-five hours (equivalent to three college credits).
    • Real Estate Law: Forty-five hours (also equivalent to three college credits), which must include 18 hours specifically covering Nevada law.
    • Contracts in Real Estate Transactions: Fifteen hours (equivalent to one college credit).
    • Agency: Fifteen hours (equivalent to one college credit), which includes 3 hours focused on the foundational relationship between brokers and agents. – 3 hours dedicated to risk mitigation.

Broker:

  • Must be 18 years or older.
  • Complete the application form 549.
  • One (1) fingerprint card along with a cashier’s check or money order payable to the “Department of Public Safety,” or alternatively, provide a verification form (Form 619) issued by an authorized Fingerprint Vendor.
  • Pass the exam( National and state portions).
  • Fill out a confidential financial statement (Form 558) and provide a copy of your credit report. Your financial information must receive approval before applying for the license.
  • Provide evidence of at least 2 years of full-time active experience within the past 4 years using Form 509.
  • Submit proof of pre-licensing education through certified transcripts or certificates.
    • A total of 64 semester credits must be completed, broken down as follows:
      • Forty-five hours or three credits in Real Estate Principles or verified experience as a licensee.
      • Forty-five hours or three credits in Real Estate Law or comparable licensed experience, including 18 hours of Nevada law through an approved Nevada institution.
      • Forty-five hours or three credits in a Real Estate Appraisal course or relevant licensed experience.
      • Forty-five hours or three credits in Broker Management, specific to Nevada.
      • Fifteen credits in areas such as real estate, business, or economics, or corresponding licensed experience.
      • Thirty-seven college-level units from any accredited college, university, etc, or licensed experience.
  • You may combine both verified experience and educational transcripts to fulfill the required 64-semester credits. If your experience cannot be verified, college credits are mandatory.
    • Nevada grants 16 college credits for every two years of licensed real estate experience, except for the mandatory 45-hour Broker Management course and the 18-hour Nevada Real Estate Law course. The credit breakdown for experience is as follows:
      • 8 years = 64 credits.
      • 6 years = 48 credits.
      • 4 years = 32 credits.
      • 2 years = 16 credits.
    • To qualify, you must demonstrate that your experience was full-time and your license remains active. Provide the following documentation:
      • An original certified history of licensure, which is valid for 90 days.
      • Form 509, documenting experience as a salesperson or broker/salesperson.
      • Verification that your experience occurred within the last 10 years.
      • Your employing broker during the relevant timeframe must confirm your experience.
