What Do You Need to Get a Real Estate License in Texas?

Salesperson:

  • Be at least 18 years old.
  • Be a Texas resident.
  • Satisfy the Texas Real Estate Commission’s standards for honesty, trustworthiness, and integrity. If you are unsure about your eligibility, ask the Commission to determine it by completing the Moral Character Determination form.
  • Complete 180 hours of pre-license education.
  • Submit your application. You can do it online or on paper. Submitting your application on paper will cost you $20 extra.
  • Undergo a background check and fingerprinting as part of the application process.
  • You will receive an inactive sales agent license. Since an active Texas-licensed broker must sponsor you to work, you must find a sponsor and request the change from inactive to active status online.
  • Pass the real estate exam.

Broker:

  • Be at least 18 years old.
  • Be a Texas resident unless you are currently licensed as a broker in another state or were licensed as a broker or sales agent in Texas within the past two years.
  • Satisfy the Texas Real Estate Commission’s standards for honesty, trustworthiness, and integrity. If you are unsure about your eligibility, ask the Commission to determine it by completing the Moral Character Determination form.
  • Complete 270 hours of pre-license education.
  • You must have been an active, licensed real estate sales agent within the last 60 months and may document your experience on the Qualifying Experience Report for a Broker License form.
  • Submit your application. You can do it online or on paper. Submitting your application on paper will cost you $20 extra.
  • You must undergo a background check and fingerprinting, costing $27 and $37, respectively.
  • Pass the real estate exam.
